One McKinney Plaza

Del Frisco’s Grille has inked a 10-year, 8,350-square-foot lease at One McKinney Plaza. Its two-story restaurant will be the first in Dallas and the second nationally; the concept is scheduled to debut next month at New York’s Rockefeller Center.

Billed as a more casual, sister restaurant to Del Frisco’s Double Eagle Steak House, the Grille will feature “wood oven-baked flatbreads, hearty salads, appetizers, fresh seafood, and, of course, a range of signature steaks and chops,” according to the Rockefeller Center website.

The lease comes on the heels of a $5 million spruce up at One McKinney Plaza, courtesy of its owner, Gaedeke Group, which added more retail and restaurant space at Hall Street and McKinney Avenue. Belinda Dabliz, vice president of leasing for Gaedeke, said in a statement, “To have a Del Frisco’s on our corner, it doesn’t get any better than that.”

The 15-story, 263,921-square-foot office building at 3232 McKinney Ave. is now 96 percent occupied.

The new eatery will open in Uptown in November or December, joining another new concept at One McKinney Plaza, Private Social. Del Frisco’s Grille also is scouting locations in Chicago, Atlanta, Houston, Los Angeles, and Florida.

The restaurant lease was put together by Earl Harris and Marc Marrocco of The Weitzman Group, who handle retail and restaurant leasing at One McKinney Plaza for Gaedeke Group, and Kevin McIntosh of Trinity Partners Commercial Real Estate, who represented Del Frisco’s.
