Allen Gump: Industrial Projects Under Way Across DFW

I recently had the privilege of participating in a panel discussion at NTCAR’s 2013 Broker Forecast breakfast, held at the Frontiers of Flight Museum. For my part of the presentation—the industrial market—I created a list of deals that had been completed in 2012 and projects that are expected to get under way in 2013.

Some, as noted below, have already begun. Some are still on the drawing board. But all have the potential to be kicked off this year.

The level of activity we’ve seen recently is truly amazing. And there are some very exciting projects we’ll see later this year. All of this bodes well for companies looking to locate in the Dallas-Fort Worth area. There are a lot of great options.

Build to Suits
Quaker/Pepsico, 1.2 million square feet, ProLogis, Park 20-35 in Lancaster (600 trailer parks, 100 doors, expandable to 1.6 million square feet)
BMW, 260,000 square feet (not completed yet)
Ace Hardware, 460,000 square feet, by Centerpointe Properties of Chicago
Amazon, two 1 million-square-foot buildings, by Hillwood in Coppell and Fort Worth
L’Oreal, 513,000 square feet, by Ridge Realty in South Dallas
Restoration Hardware, 858,000 square feet, by Weeks Robinson in Grand Prairie
Prime Distribution, 400,000 square feet, by ProLogis in Mesquite
Eltek, 107,000 square feet, by Argent in Plano
Winzer, 100,000 square feet, by Weeks Robinson in East Plano
Kohl’s, 951,000 square feet, by Hillwood in Desoto

New Developments
Billingsley Co. purchased 225 acres in Mercer Crossing, 90 percent industrial, to be built
Billingsley Co. has a 300,000-square foot project at Belt Line and State Highway 161
IDI, 529,000 square feet on Valley Parkway in Lewisville; construction under way
Seefried, Southfield Park 35, with USAA buildings up to 1.5 million, planned
Hillwood, 1 million square feet in DeSoto; will get started very soon
Hillwood, will start a 775,000-square-foot project at Alliance in February, expandable to 3 million square feet; also has sold 80 acres in Alliance with another 100 acres under contract for other development projects)
ProLogis, 653,000 square feet, expandable to 1 million square feet, under construction
First Industrial, 273,000 square feet in Pinnacle Park, planned for later this year
Ridge Realty, 500,000-square-foot speculative project next to L’Oreal’s build-to-suit; will be constructed simultaneously
Oakmont, 462,000 square feet and 292,000 square feet in Flower Mound
Trammell Crow/Clarion/Rosewood, 202,500 square feet, 500,000 square feet, 297,500 square feet at north end of D/FW Airport; construction has begun
Exeter, planning 800,000-square-foot speculative project on land it just bought from IDI in south Arlington
Rob Huthnance, IIT, starts in February on a 300,000-square-foot spec project at Amberpoint in Coppell
Duke Realty has a site ready for 850,000 square feet in South Dallas at Interstate 35; it also has 660,000 square feet planned north of DFW Airport
Majestic has a site in Lewisville, on which it can build another 1 million square feet, next to Kellogg facility

Significant Recent Industrial Sales
Fritz acquired 1 million-square-foot facility in Greenville from Rubbermaid
GE bought IDI’s 679,000-square-foot building and expanded to 923,000 square feet at Speedway Distribution Center in North Fort Worth
