ClubCorp, one of the world’s largest private club owners, has renewed its headquarters lease at Triwest Plaza at 3030 LBJ Freeway in Dallas. The company occupies 66,192 square feet in the building and has been based there since 1989. About 300 ClubCorp employees work in the tower.
Representing the tenant were Dean Collins, Mark Collins, and Kirk Collins in the Dallas office of Cushman & Wakefield of Texas Inc., along with Greg Biggs and Randy Cooper of Cassidy Turley. Russ Johnson, Trevor Franke, and Aarica Mims of Peloton Commercial Real Estate represented the landlord, HB Triwest Plaza LP, an affiliate of New York-based HighBrook Investment Management LP.
The ClubCorp lease renewal was completed in conjunction with HighBrook’s purchase of the property.
“This was a unique transaction that came about because of the effort of multiple parties on both sides of the transaction, said Dean Collins, in a statement. ”HighBrook’s timing was perfect, and ClubCorp was able to capture tremendous savings that are reflective of the impact the LBJ construction project has had on the property and the submarket.”
The 17-story, 369,052-square-foot Triwest Plaza was built in 1984. It’s currently about 80 percent occupied.
