Dallas-based Fobare Commercial has broken ground on Collins Center. The 153,000-square-foot building at 1225 Alma Road is the first speculative office facility developed in Richardson in more than a decade. The project is scheduled for completion in January 2014.
Rick Currey and Chris Doggett of Fobare will oversee leasing efforts. Collins Center has a ground-level floorplate of 128,000 square feet, with a 25,000-square-foot mezzanine on the north end of the building.
Located adjacent to DART’s Arapaho Station, it’s designed for dense use, with an unusually high parking ratio of eight spaces per 1,000 square feet. Fobare officials say they were seeing a growing demand in the market for such a facility; the developer is targeting both call center users and corporate tenants looking for dense space.
Tenants will have control of their own air-conditioning systems, allowing them to set operating hours that best meet their business demands.
“The need for high-density parking has become one of the top requirements of corporate users, but is a commodity that is very difficult to find,” said Doggett, vice president. “We are extremely excited to not only have the ability to accommodate these parking demands, but to provide it in a new building.”
Fobare Commercial leases and manages about 2 million square feet of North Texas office space. It was established in 1989.
