Steve Trese and Bob Scully of CBRE have been selected to help lease 1.6 million square feet of industrial space in Trammell Crow 35/Eagle, a spec project the developer has under way in Fort Worth. At full build-out, the mixed-use development will include 4.2 million square feet of office, retail, and industrial space.

The project sits on about 315 acres Trammell Crow is developing in a joint venture with Prudential Real Estate Investors. The land, at Eagle Parkway and Interstate 35-W in northeast Fort Worth, was acquired last month.

The initial industrial components include one building that’s about 1 million square feet in size and another that totals 548,495 square feet.

“We believe this is the best industrial site in the one of the most active submarkets in our region,” said Trese, first vice president with CBRE in Dallas. “Demand for large distribution space continues to be very strong in the wake of almost 20 million square feet of absorption in 2013.”

Vacancy in the Dallas-Fort Worth industrial sector currently stands at near record lows.
